In several news reports they’ve had housing experts who have indicated that you need to go in with $10M - $15M above asking price for a house if you want a chance at getting it. The market is going full bore and people are willing to pay just about anything to get a house. It’s important to get pre-approved before bidding since the sellers aren’t going to wait for any loan to be approved. They have plenty of offers and aren’t worried about loosing a sale.

As far as prefabs, they’re growing in popularity. Because they’re fabricated using computers, there’s less material waist, which helps keep cost down. They're also built indoors, so weather issues don’t hinder the construction process, which translates into man-hour savings. They can also work on a house 24/7 which shortens build time. Even the basements are prefabricated. Both can be set into place within a couple of days once the foundation is poured and cures. Of the three houses that have been built near us in the last two years, two have been prefabs.

Also around here pre-owned homes are being gobbled up and are selling
within a week, for above asking price. My oldest daughter is in the
market for a house, and can't find one.
