I had a friend who was a P.I. that did dirty work for several lawyers here.
The problem was that when he was around his buddies and had a few
drinks, he loved to tell war stories.  There were times that I knew the
juicy details of some of his cases before his client did.  When he told me
such things I always treated them with the discretion that he should have
but failed to use.  He did know his business though.

I do have a liability policy.  Dirt cheap as you say.  Not sure how they 
make money.

Suing for court costs and legal fees is doable, but as the lawyer said, 
you'll spend more getting it than you ever collect. Interestingly, there is 
no mechanism to actually collect.   He said I would probably get nothing but 
a lien on their property.  The court cannot compel them to pay without a 
whole lawsuit just for collection.

Private investigator:   Keeping that in our back pocket.   Having other 
people "do your dirty work" is actually illegal.  But proving it is nearly 
impossible.    There are a million to legal ways to hide those payments.  My 
lawyer had a client sued by a neighbor who was taking payments from other 
neighbors who did not have standing to sue.   They called it "access 
payments" for hunting access to the land and there was nothing he could do. 
Even though the neighbors weren't hunters.  My lawyer counseled against 
spending this money.

I really like my lawyer.  He wins, gets dismissals, and he very clear about 
what will work, what won't, what is realistic and what is just fantasy.   He 
doesn't waste my money on my own anger, which a lot of lawyers will do. Real 
estate law litigation is his specialty too.
