Hi Will, just stop by and have a neighborly meeting, use some small 
talk, and just bullshit awhile. Mention what you would like to do with 
your land and ask for his input, let him come up with the idea, and he 
will be more likely to accept. Most people are reasonable and will help 
you out given the chance.  The minute you bring up a lawyer or anything 
else he'll be on the defensive and  you are screwed. Can you win an 
easement in court, probably, but the leeches will cost both of you a lot 
of money ( apologies to any lawyers on the list)
