Gee, thanks Dave, 

I'm fairly sociable, but I do like my privacy, that's why I moved onto 11.5
acres. And, I suspect my neighbor is the same way? Although he is my
neighbor because his property borders mine, his driveway is two miles away
by road. If I saw him in the woods, I would say hi. But I never have, nor
did I ever see the previous owner in the last 12 years.  

Pardon me for wanting to understand ownership rights. I simply wanted to
avoid a BIG problem with my neighbor because I have never bothered to meet
him and wanted to start out on the right foot when I do.

A BIG part of the problem in our society today is people who want to know
their legal rights rather than talking to a neighbor who (they have never
bothered to meet) who has moved in two years ago!
