Thank-you for all the replies guys. It is rural acreage that we are looking at so a pole building will have value to most folks out there. What I was trying to determine was if I was looking at a property without a barn how much would it cost to add one. Sounds like if I figure 20-25K I should be able to get exactly what I want. I had a 30 x 40 metal pole barn built (next to my older shop/barn) in the spring of last year. 100 amp elecrtic, phone (same number as at the house), concrete floor with concrete apron, 2 12' overhead doors (added 2 12' door openers last month), walkin door, and widened the gravel driveway (no water, maybe later). Came in at $17,000.00. This by no means will give you a market value.

I don't think you can rely on insurance values as most are based on replacement costs and in some case includes the contains.

Hi all,
I'm looking at a house to buy that has a 30x40 pole barn with water, electric, and a concrete floor. I'm trying to figure out what to value the barn at for an offer price. Can anyone who has had one built recently tell me what it would cost to build a barn around that size? I know there are a lot of variables, I'm just looking for a ballpark figure. Thanks in advance.
