George,

My high school classmate's grandfather quit working in the grist mill  
at age 80-something. He said, "Them hunnert pound grain sacks got

Thanks for that picture.. I would not have thought to pivot it on a  
wall stud!  Lets see ... long lever arm, two bolts for pivots, no base  
- use the floor, folds down out of the way when not needed ...   
elegant simplicity!
