That seemed to help on the late payments, although I have had tenants  that pay the

late fee every month for being one day late.

	These are the same ones who have pizza delivered 5 miles out in the
country and tip the delivery person $10 so they don't have to drive up and
get it themselves.

	I've had tenants who paid $1800 in cash up front - first and last
month plus a month security - and never paid another penny. I took them to
court to evict them and the woman bawls her head off in court. The judge
then gave them another month. It was two months then before I was able to
get them back in court. The same judge then gave them another 30 days to
move out as they "had no place to go". They were in the house for almost
8 months before I was finally rid of them. They left the place in a mess
with a pile of garbage in the basement besides. I figure they had a $600
a month house for $200 and used the money they screwed me out of to do the
same thing to the next landlord.

	There is a bright side too, of course. We had a cottage that didn't
cost $5K altogether to build and it rented for $500 a month for years. Paid
for itself every 10 months. I wish I had a subdivision full of them.
